Work has started on the final phase of the 310,000 sq ft business park at Henley Business Park in Normandy near Guildford, developed by St. Modwen, the UK’s leading regeneration specialist.
The 82,886 sq ft industrial and distribution extension of eight new buildings will provide a range of units from 3,500 sq ft up to 27,651 sq ft, and it is expected to be completed and available for occupation in October 2018.
David Bowen of joint letting agent, Curchod & Co, is very optimistic about securing occupiers for the new development and expects it to boost the local economy. He said: “Demand for both industrial and distribution properties has been very strong for some time. This has resulted in a lack of supply across Surrey. This final phase of the development will therefore provide much needed accommodation to meet the needs of thriving local businesses.”
Comprising nearly 20 acres, Henley Business Park is the proven location for business in Surrey, currently providing modern warehouse and industrial accommodation to over 10 businesses, including oil and gas consultancy ALS Petrophysics, steel processor Meridian Metal, Millbrook Healthcare and Vapouriz. When complete, Henley Business Park could provide employment for nearly 500 people.
Nick Kay, Development Director at St Modwen, commented: “Henley Business Park has always proved very popular with businesses looking for high-specification properties situated on a well-managed and highly secure estate. The final phase will see the completion of the regeneration of the former Vokes premises that began back in 2005, with a vision to create a high-quality business park suitable for the needs of the modern occupier.”
Churchod & Co and JLL are the joint letting agent for Henley Business Park.
