Office investment sold in Sunbury-on-Thames

  • Secure tenancy and high yield draw investor interest in a challenging market

A private family office, advised by Curchod & Co, has sold the freehold investment sale of a self-contained, three-storey office building at 51 Staines Road West in Sunbury-on-Thames,
Surrey, to Kingswear Properties Ltd for £1.45 million. The transaction reflects a net yield of 8.31%.

The 7,309 sq ft office, built in the 1960s and featuring 11 on-site car parking spaces, is located in central Sunbury, close to Junction 1 of the M3 motorway. Following a lease renewal in 2023, the property is let to Watkins Payne Limited until 2033.

Kyran Copestick of Curchod & Co in Woking, commented, “The combination of a secure, long-term lease on a prominent property with a well-established tenant and the high yield offered a rare opportunity in the current market. Achieving this yield demonstrates the ongoing appeal of quality assets with dependable income streams, even as the office investment sector faces pressure.

“The transaction is a testament to the resilience and value potential of well-tenanted, long-hold properties,” he added.
